I've been told the high bid every time, yes every time! 

I put in a bid based off of Cash-flow and ROI metrics and was accepted at $170k.

After a successful bid, I call him with the details and he emails me the loan docs.

Unlike just 3-6 months ago where almost everything was a bidding war (at least in my market anyways).

Buyers are jumping on them right now in hopes that they won’t have a bidding war.

When you originally searched, how many PM firms did you contact and request bids from?

Funny, when we put it out to bid, a 60 unit complex, we had more than enough companies willing to take it over.
