A few years ago I had life-threatening health problems.

She first should have filed a claim with her health insurance company.

I've been in quite a few hoarder houses and have seen the damage that can be done as a result but in this case the woman had become a hoarder as a result of her health issues that came on over the last 6-8 years.    

Additionally, I'll need to pay for my own health insurance now. 

Hopefully, your Dad is a long ways away from that, but if you do hold onto the home, placing it in a Trust might be a wise thing if declining health could make that possible in 3-10 years?
