@Jonathan Nixon Lol there’s a difference between having big goals that are attainable and hoping for a miracle.

The reasoning supposedly is that FHA is meant to help people attain the home ownership dream, not become an investment vehicle, so for them someone going from a 4 plex to a duplex means they are closer to the end goal of single family ownership.

Your 5 year goal looks very attainable.

Your goal is super attainable, and with some hustle you can get it done.

Ignoring market cycles and simply using your available funds for the decision , if you have ample time and the background to handle a more management intensive Class C property then do that (assuming you are self managing).

The .27+/- acre lot allows for ample on site parking. 12 units + Fully rented + Good rents + close to downtown and highways = MUST SEE!

Curious to know, assuming these occupancies are high and stable, if people are purchasing matured properties with slim margins as so and if they are able to attain good ROIs within a 5yr period. 

. - basically, a small community.The have been engaged in this for almost 2 years, have done a significant amount of preliminary work and attained much of the approvals.

However, I don't think that is immediately attainable for where I'm at.
