This is not a do it yourself situation. 

I think the first thing you should do in this situation is figure out what you are trying to achieve and what your end goal is. 

Hoping for future rent growth to help favor your situation a little more might be a bit more realistic.

If you're in that situation, ensure you follow proper procedure and proceed with that option in conjunction with your eviction process to have redundancy.
