If its the foundation issues then I would seek out an engineer or foundation company to get bids.

Their "record" would never stand up to anything resembling investigation2- Half the gurus are not real estate people at all; they are unsuccessful actors fronting for a seminar company.3- The basics of successful investing in real estate have not changed in one hundred years.4- Learning, understanding, and experiencing the basics of real estate finance, real estate law, and property management will provide the foundation for a successful investing career.  

I have a house in Milford PA needing foundation/basement repair and sealing.  

Someone mentioned settlement and that I should have the foundation looked at.

I want my kids to be able to pursue their passions for whatever that may be but have the firm foundation of real estate/passive income that allows them to be free.

The tradeoff of potential assessments does not out weigh the benefits of not having to directly worry about roofs, foundations and outside items coupled with 20% cash on cash has my attention.

(We had a slab foundation but I would imagine pier and beam with wood subfloors and floors would dry just like the framing will).

There are few thing to fix: roof, plumbing, kitchen, painting, floor, foundation.

That means find a house where there aren't going to be any hidden issues with very expensive things (i.e. foundation, roof, mechanicals), and get a good inspector to make sure they agree with your assessment before buying.

I've now read a couple real estate books (currently reading Anson Young's Finding and Funding Great Deals), and have begun to develop a solid foundation of real estate knowledge.
