What is very important is the final budget and how complete it is or how detailed it is and the anticipated profit with that done.With a $500,000 profit to split everyone deserves their fair share depending on the participation in making things done properly and every bodies involvement.

I would do that way before I went after O of area investments on your own.. you can find some great local flippers.do a hybrid participation mortgage with them make the rate of return PLUS an equity kicker you can make big dollars doing those.. with your background.. that's what I would be looking for you have enough rentals already.. unless your specifically looking for tax shelter..

He would have to participate in the screening and selection of a tenant and I would essentially be a local contact in case of emergencies and maintain the lawn.

@Marian SmithWhile they may do it in error, the IRA rules do not allow for the IRA participant to use his or her IRA or 401k as collateral for a personal loan.
