He says we did it right and can't see any blockage of interior or exterior footer drains to sump pump that could cause seeping.

Purchase price: $85,000Rehab: $60,000 All-in: $$145,000Current ARV: $180,000I just refi'ed and was able to cash out $135,000 so a little cash got locked into the property.The house literally needed everything from foundation repairs, to a new roof, all new plumbing, electrical, and a full interior gut.This property was initially 1600 sf, but it had a courtyard patio (house had a U-Shape layout).

The tenant is holding some of the panels together with zip ties...nice.It needs interior paint and carpet and a minor engineered wood floor fix.My question is….I don’t want to miss the market by waiting until 10-2019, selling when the tenant is out.

You are responsible for everything inside the unit, in other words what would it cost to rebuild the entire interior of the unit, flooring, paint, brand new kitchen, brand new bathroom etc.

It would need new siding and skirting, and some updated interior, but I've been inside it and it looks fairly decent!

I found a licensed GC and started giving him small jobs, first the exterior paint, then the interior paint, then I just had him finish the job as he did good fast work for me.
