So, debating "do I need a CPA" or, in your case, "do I need a Realtor" is kind of pointless.As a person who has spent an expansive number of hours in a law library, pouring over chapter upon chapter of various laws and statutes, as well far more hours than the average bear also pouring over tax codes....

Well then from what I have seen in the past the majority of these investors end up losing their money as they have no idea what the rules are, I can only imagine how they are handling your money - and it appears this entire post is a case study for what I am saying.

Sometimes the former owner will trash the house (pull all electrical wires out of the walls, pour concrete down the sinks and tubs, break the porcelain, make big holes in the walls, break all of the windows and that's on a good day.
