Most real estate strategies suggest that I hold one to several properties in an LLC.

My strategy is buy-and-hold, not buy-and-sell.

With a manageable purchase price and the opportunity for high-impact renovations, it fit perfectly within our investment strategy, promising a solid return.

Long-term single or small multifamily rental would be our strategy to go. 

Whether the lender decides to do anything, and exactly what they decide to do depends on the lenders particular strategy, target ROI, risk tolerance, current interest rates, interest rate of subject mortgage loan, etc. 

I love that these homes are in class A neighborhoods, I have seen this strategy work out for investors before but they were at least cashflow neutral. 

Nothing fantastic for sure but the property paid for all its own bills and made money with a newbie operator.

Too many strategies to address  on a post like this but I recommend you research all of the above.

Are there any tools or strategies you swear by?

I'm finding that this strategy is helping people, building repour with people, and continuing to keep business moving forward while some say it's hard and sit on the sideline to wait until there is mass movement.Appreciate your time and reply and good to hear that you're experiencing some similar action a couple hours' drive away.
