So don't think you aren't using a buyer's agent if you contact the listing agent, you are then using them as a buyer's agent and giving them the full commission while their primary obligation and duty is to the seller even though they become a dual agent.

You and the seller should also have signed off on a disclosure that allows the agent to represent both sides (Disclosed Dual Agency or something similar).

On the other hand, if you build your own site you have complete freedom: including getting an https as opposed to http, and word press plugins.Although I haven't done a side by side dual test sites, my conversation rates have been off the charts on Google Adwords once everything was properly set-up 10 to 20% depending on the time periods (averaging around 15%).

I also never understood the mentality of a non-licensed person representing themselves as a buyerIt is free - the seller typically pays the commission to both agentsThey can't get paid because they are not a member of the MLSEven if their state allows dual agency, you get limited representation by having the seller's agent work with you, they literally cannot offer you any advice and they get 100% of the commission, so it is not like you will get a lower priceYou will probably lose more money on mistakes than having somebody who has done this 100's times guide you through itIt is literally free hand holding and education for first time investors

There are positives and negatives to having a license.Positives:You save one side of the commission, but you can't be in dual-agency with yourself, so you still pay the other side.Access to the MLS.Negatives:You are held to a higher standard.

We have been heating the apartment with the frozen with the electric wall sleeve unit that has the function to serve as a dual ac/heat unit but this is a temp solution until the weather warms and the line thaws.My question is have any of you had your boiler service company add anti freeze type solvent to your boiler units to prevent this issue?

@Shawn Wade  I am assuming it varies a little bit by state but where I am at they can be considered the same thing and meet rental housing code as long as the passthrough door is steel and is a dual locking door meaning it is a key lock on both sides.
