Basically if the interest, taxes and insurance (ITI) is equal to rents it qualifies instead of having to qualify rents against a full PITI (principal, Interest, taxes & Insurance).There are also some DSCR options that can use the STR like VRBO which tend to be much higher then the LTR - long term rents.

It tends to mirror some of the aesthetic around the place.Mixing old and new, light and dark, high-end and affordable/approachable tends to give a collected and lived-in space that feels really comfortable and unique.

Only caveat is that I think real estate prices and rent prices would tend toward the flat side, but otherwise stable.
