The hotel might make 8.0% a year, but the exit in 5-10 years is very murky and uncertain- hotel revenues and cap rates can fluctuate wildly during a downturn. 

Checked the CAD and appears the same little old lady lived there from 1980 - 2018 and was passed onto family. 

The second home belonged to an elderly lady in which the dumpster was dropped off and filled two days later.  

I found that out the hard way :)To all of my would-be, up-and-coming, or already wildly-successful, young real estate entrepreneurs...

Based on the purchase price, I'm just going to take a wild guess that this is an older building in an average-at-best neighborhood.If that's the case, you are going to spend a lot more on repairs, and you are going to have a lot of CAPEX every year.
