I have heard that interest rates for a DSCR loan are generally 1-2% higher than conventional loans depending on the LTV ratio and credit score.

Also, be aware that your identity will eventually come out depending how far litigation goes. 

Some of my clients love the cash flow in the east side neighborhoods over by Slavic Village and Broadway selling between 90-110k with rents up to $1,800+, but just really depends on the types of neighborhoods you're investing in and your risk / reward threshold.

There's no right or wrong way to do this, just varying levels of risk and reward and YOU need to understand what they are for whatever strategy you choose. 

Another thing to consider, most single family bedrooms rent for 800-1200 monthly depending on the area.
