As far as a correction, that's happening now - unfortunately most of current price reductions are because agents either don't know the real starting price point, or what's more likely... the real estate agent is in a personal cash crunch and will just list at whatever the seller wants to list at...Hope that helps

Also I would check their lease because since the unit is currently non-owner occupied, it might be more challenging to evict the tenant unless there's a specific clause in their lease that allows for eviction under these circumstances.

Unfortunately, Colorado has just passed HB 24-1098, the "just cause" eviction bill, which requires landlords to offer lease renewals to their tenants unless one of a few specific criteria are met (if the property is going to be sold, substantially repaired, or renovated, or if the landlord’s family plans to move in - but basically you can't put it up for rent to anyone else for at least 90 days).
