I mandate this for my tenants.Their policy will cover things they cause: fire from stove error, water damage from leaving tub on, suit because their drunk friend fell and broke his head on the toilet, etc.

Actual day to day property management ("fix my toilet") is handled with an email to me from the tenant and an email to the plumber from me.

As any tenant related repairs under $100 are covered in the lease (ie: sanitary supplies in the toilet, requiring plumber) no?

I worked with a group that transformed an apartment building into a boutique hotel in NYC, and while researching, we were able to find trade reports detailing everything from cost per night for housekeeping (even down to the toilet paper) to how much hotels in each class paid in rent.In this area at least (I know very little about Orlando), hotels operate on very high break even occupancy rates - most are in the mid 60s to low 70s, and in the city, its in the low 80s!

There may be a special assessment by your HOA, a plumber may have to come over to fix the toilet, the stove might come to the end of its useful life, there will be a vacancy, etc.

It is just a situation where I think the shower, toilet and all the rest haven't been cleaned in perhaps a decade!
