We cut our teeth early with a difficult closing on property #1, and it made closing this gem that much easier!

So a total newbie here, I've done zero deals but am looking to cut my teeth in real estate and looking to make this a career move.

You can do this without any out of pocket expenses whatsoever just for practice and you never know... you might just get a deal out of it.

I could give up and find a place to rent but sacrifice my ability to save and move forward with my dreams, or I could grit my teeth and allow my pain to push me. so in that moment i decided in the fall in milwaukee, to live in my car and bear it out while i saved with my fiance. 

I would say, based on absolutely no objective evidence whatsoever, watch and wait.I may be wrong, and I often am, but I think the better bargains will be coming down in the next few months.If memory serves, bargains were available for quite a while after the big 2008 banking crisis.

I think it was a great way to cut my teeth.

Plus I'd like to cut my teeth on a deal or two before asking for the trust of other investors.

As easy as this sounds, it's not simple and usually like pulling teeth.

I’m a total rookie so I have no experience whatsoever in estimating a rehab cost.

Additionally, the seller has already agreed to a certain commission amount when listing their home, so it should not affect you as the buyer whatsoever whether the listing agent gets that money or not.
