Sometimes low tech works best.You can get higher tech though.

HVAC tech indicated cooling is a hit or miss b/c thermostat doesn't work and refrigerant (R22) is too low to properly test the system would need to refill to evaluate.

If the tech says it is broken because the tenant did something wrong then you can state that to them and let them know if there is an issue they will be responsible but buying used and wanting the tenant to be responsible I don't think is fair.

Having experience in big name tech doesn't necessarily translate into investment knowledge.  

I just pay my contractor or the property management firms maintenance tech 50-100 to walk a property instead of having a home inspector.

Keep in mind, the only reason crypto has skated under the IRS radar is low market cap and non tech savvy law makers.
