Made a decent profit for my first experience Lessons learned?

Anyone can get 4.3% now in a 100% treasury fund (was 5% until recently), virtually risk-free.

I recall looking up their LLC in Florida, even though some documents mentioned California.If you’ve had any interactions with these people, please reply below and let us know your experience.

I worked with one and that experience is the reason I now own my own PM company. 

If your time is worth $500 an hour I would spend the 5k on 10 hours of searching for a free mentor.

This experience taught me to trust my instincts more and never skip due diligence, even in areas I am less familiar with like basements and water intrusion.Any advice on how I should proceed would be greatly appreciated.

So many variables can turn a deal sideways from 1 hour to the next - i.e. inspection findings, title issues, contracts, financing issues, taxes, dept. of buildings/local municipalities, etc.I'm glad to hear you made it through the challenges, and it sounds like you'll be able to leverage this experience as you grow your portfolio.All the best to you along your journey!
