Hi @Jason Regan as mentioned above, COVID tightened up ALL lenders criteria, making the financing approval process much more difficult, especially for newbies.

Maybe they will stay until December but based on this I feel like most landlords are going to tighten their screening up which will make it hard if not impossible for people like this to find housing.

On top of all of this, I know of a few cities that have tightened penalties for self-help evictions (turning off utilities, changing locks, etc).

They haven't missed a rent payment yet, but it seems that they're choosing to put themselves in a place of "financial hardship" by not actively looking for a temporary job although opportunities are increasing.It feels like i'm walking a thin line of either reducing their rent to reduce financial strain or possibly face no rental income at all due to their reduced motivation to return to work.
