One of the concerns I have for my children, especially my oldest is that I think I want them to have success  more than they seem to act like they want success.

But it's a lot of extra stress living with small kids in a construction zone.I will say, I am probably not repeating the process as the returns don't seem enough better than the stock market to warrant taking time away from my family. 

Hi Guenevere, With a budget of $23,000, it seems like multifamily might be off the table for now.

I’ve been documenting multiple comps close to my house tracking rents and it seems like my house would rent around $2,000/month.

Going through the Zoom call though, it seems extremely similar to OwnerRez. 

Now, does that seem so crazy, that the vast majority of people are perusing a good ROI over everything else? 

They allow up to two dwelling units per lot but that seems to be more for like a finished basement unit.

With my interest in learning more I have researched or looked for jobs nearby but I have noticed that the design community in Eugene is fairly small and most seem to only be a one person job.

It seems like it basically up to you to do the math on how much more you will potentially make selling each unit individually and then deciding if that extra $$$ is worth the number of extra hours you will spend.

So many people gloss over properties before truly evaluating their pro forma rent.Also, I think it's a great point about this strategy working in higher rent/gentrification areas of Chicago..it seems counterintuitive.
