I'm a mechanical engineer currently working full time in the utility industry.The more I read and learn, the more I'm realizing that my next move would be to invest passively to gain experience for future investments.

I did find out the outcome of the court action taken against the seller from the stuctural engineer on the project which was my personal friend.

An Architect/Engineer may be necessary anyway to get it constructed.    

@Daniel Nguyen You could always have several structural engineers look at the property to quote on the estimated cost of repairs.

@Rich Hupper I’m not too knowledgeable about what the bank might require, but as part of your due diligence you would probably engage an environmental/engineering firm to conduct a Phase 1 environmental study.

LD's are a robust method to protect the owner from the GC's failure to complete the contract work within the number of calendar days both parties agreed to. 

Once I finished my enlistment I got an amazing job as an Operating Engineer (crane operator) in NYC and met my beautiful wife.
