A refrigerator close to the door makes grabbing a drink or meat for the BBQ an easy task.

So it's really a studio with a refrigerator, wet bar, bathroom, and a small closet room.

If that doesn't work, I have to change coil for 1600.00With a system that old, you'll want to replace it and reduce your repair / recharge costs.Older refrigerants are VERY expensive if you can get them at all and require special training and licensing to use due to environmental requirements. 

Hopefully, you have the serial number of the refrigerator on the move-in checklist that the tenant signed on move-in.  

We also went back and forth on whether to update the kitchen appliances and add a refrigerator but decided that we could get it sold quickly without adding those expenses. 

For this rehab, there is a newer white (gas) stove and range hood, but old/outdated dishwasher and refrigerator -- so those two need replaced regardless. 

The tenants were allowed to have a coffee pot, small refrigerator in microwave oven in their room, but no stove or hot plate for cooking.

It will need an oven, microwave, refrigerator, washer, and dryer.

One tenant who is been there 10+ years claims the refrigerator is broken a day after closing.
