We've had it happen before, nothing major, but just some extra money we weren't originally planning on spending to turn a unit. 

If it was originated recently an option would be to have them refinance it - but if it’s a low interest rate then they will most likely want to keep itWhat does your operating agreement say about this?

This is a great strategy and our former primaries have become the best performing rentals in our portfolio.

How do you guarantee the original seller that they will also get back most if not all their money.

Long story short, my portfolio's equity has grown to the point where the return on equity is so low that it has forced me to consider selling my 14 unit apartment building. 4 years ago when I bought this property for 445k and I dumped in 200k and has performed incredibly well and rents have grown, the building is now worth around 1.1M.

Most states require you to be licensed to perform a wholesale deal in which you negotiate a contract, market that property and contract and then assign it for a fee.

So I obtained the original survey of the home when it was built and at different points when it was sold (I was fortunate in that family had owned it before me and I was able to do the research to get to all of those surveys). 

So the question for her to decide is do I want to continue investing my retirement in wall street or do I want to move some/all the funds into alternative assets like real estate that can far out perform the stock market.
