(copyed from website)It looks like this is for a production facility,  I am no legal analyst. but if I thought the house was used in production, I would  just pass on to the next buy,  Now with that said. how do you know the history of any house I buy?

During the inspection, they found an underground oil tank with contaminated soil on the premises.

Seems that these are often ridiculously cheap - but I'm thinking the market knows more than I do and they are cheap for a reason.Churches are often beautiful buildings in great shape, but are very awkward to convert into a SFH or apartments.Schools tend to be large projects requiring significant resources to remodel into apartments or senior facility and can be either in decent shape or quite run down.Masonic halls are often very similar to commercial buildings but usually need a lot of rehab.Also many of the bargains are in economically depressed or low/no growth areas.But still the price on these can be so low that getting positive cashflow should be easy.And there may be LIHTC (low income housing tax credits) available - anyone managed to snag any of those?

for new construction development extra.. it makes a HUGE difference I can tell you.. and I had 30 million out with them that I used to loan to flippers and I made the delta.. that was in my HML company and that was 5 different banks all same facilities.. 

IT WAS IMPERATIVE that we moved IMMEDIATELY, and that I got him settled because he is losing his capability of walking, he has dementia, and so much more, and I needed to move to a facility where it would be Wheelchair friendly. 

Now you might have an edge in manufactured housing/self-storage facilities because you can source deals better than the average person but contagion risk always exists. 

With Amazon taking the old Euclid mall, about 800k sq ft, and now building a 1 million sq ft facility 20 min away in the heart of everything , seem as though pricing is going even higher.
