You can roll it to a self-directed IRA (SDIRA) and buy real estate or privately lend, but you couldn't do that with your personal rental otherwise you would blow your IRA up. 6.5% right now is a great rate...it's lower than what you can get a 30-year fixed owner-occupied home for.

The seller did just perform quite a few renovations, and two units are already occupied, which is why the upfront rehab is currently $0.So yes, this scenario doesn't yield much monthly cash flow, but we are trying to work with little money down so the thought was that it would at least get us into the property and then increase cash flow once the $46K loan is paid off.

@Blaise Peterson from a PMC point of view:If the property is vacant, we'd just terminate the contract, because there's nothing really to manage and we don't just want to be used cut the grass.If tenant-occupied, there's a host of liability issues for a PMC if owner hires another agent to list for sale:1) Who knows what transgressions the Owner's agent will cause with the tenant while showing it, possibly resulting in the owner and the PMC getting sued.

The most aggressive lender I could find in my city would go up to 80% LTV on investment properties, but I have never asked them about owner-occupied multi-units.Take the 2-3 hours required to call every single credit union or bank in your area.
