To your questions:sort of, bought my first investment property in 2006 as a live in flip, the recession hitwe took a course correction making it a buy & hold, eventually sold 10 years later and migrated the equity into more B&HWe go after opportunities that meet our tripod of investing criteria (purchase price < 20% market value, $100/door cash flow minimum, 12% CoCR).

Disadvantages: Low but rising inventory, valuation increase in all asset classes, long term rentals have not caught up to real estate asset class prices so a lot of properties on the MLS will not cash flow unless you aim to add significant value.Advantages: Competition to buy has been eroded from the market due to economic uncertainty, low but rising inventory, prices have peaked and are now coming down but low inventory keeps the market from more aggressive correction prices, creative ways to increase your cash flow outside traditional long term renting and increasing migration to the area.I know Asheville is in high demand as well and property prices have skyrocketed there and people love to travel there.

@Melanie JohnstonThanks for the awesome tips of things to check out Melanie 👍I’m actually writing this while at the airport to visit my friends in Phoenix for a Harley trip, so I’ll have to look into some of your recommendations while in town (for 10 days).I’ll check out that group and put some of my thought in a post in there once I evaluate a few of the properties in the area ( I’m curious to see how the multifamily market compares to Chicago’s).Overall I do think it makes sense for me to be more west since that’s where all my family and friends have migrated from Michigan.

At least in the Bay Area, there are strong job opportunities and in Sacramento, government entities to support the jobs and people from the Bay Area migrating to Sacramento because they could not afford to live in the Bay Area.
