How does the seller see the lot, all with a price per foot or as a more valauble lot as that makes a difference on you LTV needing to be weighted overall or providing for a release with higher security given in say all other lots or perhaps just a few more, in other words, raising the loan to value from say 75 to 85 on three other lots to equal the higher dollar value of a prime lot being released.

I ended up sanding the old finish off, staining with oil based, light sand and oil based poly (2 coats) They turned out nice, I liked the lighter colour hubby and long term tenant like the darker.

Countersink the nails, and caulk the seams and gaps and nail holes with painters caulk (NOT bathroom caulk or silicon).And a lighter blue on the wainscoting- that particular blue isn't very good with the brown on the floor.

This of course will lower the payment and help with cash flow as well.Chelmsford is a nice town so going for some appreciation long term (I'd plan on holding 5-10 minimum to put any real weight on appreciation possibilities to be safe, probably plan on 10 and happily take it at 5 if it works).

Folks I need your help with a fairly important kitchen designing dilemma:For a rather typical South Bay area SFR with a $1.2M-ish ARV, with white Shaker kitchen cabinets/stainless hardware & appliances, the color-du-jour grey "wood" flooring, similar but lighter toned walls, no wall paint in kitchen (narrow stacked stone backsplash)...............is a familiar, tried and true, "veiny" granite or a more uniformly colored quartz the more sought after countertop these days??
