Old lists which are on the mentioned platforms practically guarantees saturation and others already having reached out and made offers/solutions because all your competitors are getting the same leads and at the same time.

The market has understandebly dipped and it seems that it would be a good time to get in. 

1) don’t forget, in LA you will have a VERY hard time raising rents more than 9% per year.

There was so much promised in that webinar, including a better price and much more than one would normally get for that price, but each time I try to do what they were showing that was so cool (and it DOES have cool capabilities) - it's an add-on.  

Over that time we have acquired 4 properties, 6 doors. 

Recognize in this RE environment it is unlikely to be a get rich quick environment without a full time dedication to value adds.
