(I have a general contractors license in CA) I would say about 4 of them have 100k+ of untapped equity since we never did any cashout refi.Question:Our cash savings currently is about 250k free and clear, My question here is should I give up the IT business, focus on buying 1 house cash, spend my time on rehabbing the house, (guessing 2-4 months is what that would take), do the other RRR parts and build more wealth this way.

I'm a licensed agent and MLS works WAY better in my area.

But the cost to have a license roofer install it is going to be $10,000+, if I had to take a wild guess....Versus a couple hundred dollars for you to roll on the elastomeric.

I went the same route as you, studying for my real estate salesperson exam over the course of the previous summer and fall, eventually obtaining my license over winter break.

If so does the property currently have an active rental license?

I dont use it , but I keep my CDL ( commercial drivers license ) And if I really needed to , I could have a job tomorrow paying $30 an hour . 

I will soon be a licensed broker, but need to work under an employing broker for two years per Colorado law.

Still 700+ Tier 3 licenses open to register for and if you buy right you can make a good return. 

I was also thinking about a real estate course but as per my understanding, I wouldn't be able to be licensed because I'm still not living there, so my plan is to wait a bit more to enroll in a course to make sure I'll have all my documents ready first (apparently after the completion of the course, I will have no more then 6 months to do the exam to get licensed).Sorry for the long post (and maybe some grammar mistake) and thanks in advance to everyone :)Chiara Hi Chiara,Her course does teach you her way of analyzing properties and local trends by zipcode, but what I discovered after meeting local investors is that everyone has their own way of analyzing properties and their own interests in the different neighborhoods.
