Are you primarily B2B (contracting directly with companies/agencies) or B2C (leasing to individuals/or Airbnb)?

Of course I keep entities separate in all legal and financial aspects. 

Do most get a legal review for each fund they invest in?

Even if every Concrete crew was "legal", wages would pull them to other low paid laborer jobs such as landscaping, house framing, meat packing, etc, causing wages and cost to go up for new Self Storage Construction, let alone availability.Security Systems- yep sourced overseas, China.Interest rates going lower, but I expect Inflation to go higher.

Also look at what similar turnkey homes are up for sale for and if they are either sitting or in contract/what they are selling at.

Historically I have flipped houses, rented homes and sold on land contract. 

One more I can add is the note investor who thought that holding the note gave him the right to determine how the subject property was managed, with approval of tenants, leases, and maintenance contracts.  

I have been deliberately managing it as a rental (ie, contract, collecting rent, etc.). 

It seems these inevitably run into problems as the investment projections are not met, loses begin to pile up, SEC compliance issues are ignored, and numerous legal actions are instituted against the sponsor.   

The good thing about househacking a legal multifamily unit is that lender allows you to use the vacated units of 75% market rent as an income to offset the potential current mortgage.
