If it is indeed less on the other estimates present it to the PM, if they are the same price then you know the PM probably did the same digging to find the right company for the job.

Bathrooms are one of the most important areas of the home, so it is extremely important to get them right and make them stand out!

Right now money markets and HYSAs are paying at or better than t-bills so  I'd stash my cf in a money market mutual fund. 

Or should I find a property first and hope that no one will get that property under contract right away?

This was my first investment property and I had a poor inspector who missed all the electrical and even though the roof had about 5 years left my insurance company made me do that.
