Having a trusted person or family member generally sounds good for starters buy because of that relationship you might get into the issue of late payments.

@Josh Walker Hope, I am not late but right now I have a quote sitting less than 100 bucks per month.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

From a lender's standpoint, I'm not seeing many 80%+ rental deals covering the debt service lately. 

The tenant paid the back rents (accompanied with massive late fees).  

Her Mom currently lives there, but the house was given to my girlfriend by her late Father.

In late 2002 I received a call with my contact at the commission who informed me that (1) the commission would be dissolved due to the Texas sunset Laws and its functions merged into the Texas Finance Commission and (2) the director of the Texas Finance Commission considers fractionalized mortgage notes a security.
