Even if the smoker doesn't smoke in the unit, they bring their smokey clothing and smokey bodies (hair too) into the unit and the smell gets on the carpet and onto the furniture and into the closets.

When they broke their lease to move out early I said no problem as long as it is clean, no damage (they were only there 8 months) and I can install a new tenant.Oh my gosh, there was hair and dirt EVERY WHERE.

Dante - what you are looking for are triggers; catalysts that would cause an owner to want become a motivated seller.Many of the posts on this thread missed the point.I suggest you go park in front of one of these type buildings with a notepad and write down everything that you can think of that would cause a property owner to pull their hair out in frustration or anger.

The tub might look great however when I run the water for a couple minutes I find that their is either a squirrel stuffed in the drain or 2 years worth of hair.

I have been able to reject a lot of people wanting to run a hair salon in a space that I was targeting for desk based businesses.The same applies for residential, you need to have an element of involvement in your own properties to learn a thing or two about the business.
