It's nothing but a phrase used to validate the contract,saying that there was a financial consideration along with outher promises made by and between the parties that have not been stated in writing, as well as those stated, so that in the event of default by either party, there will be justifications for any damage claimed arising from the default.

If you find that properties nearby are generating 6600.00 NOI as well, but selling for cheaper, that is just justification for a lower offer.

Demand justification for every claim, and if they quote a repair cost, question their basis/experience for making that claim.I have been on the "buy this" side of their pitches only a couple times (on the "sell to me" side much more often, for whatever reason. which is funny because I have made my purchases for cash, and looking for people who do that is a common piece of advice given to wannaby wholesalers to build a buyers' list.)
