As Plano is a pretty nice clean cut buttoned up type of community they don't seem to have a lot of tolerance even for just a few bad apples.Dallas is considering a ban. 

You have to be an active manager and many current owners are not wanting a second job and are selling.

I think the property is a nice property for renters.

Most townies looking to gawk would come to an open house and open houses are usually done only for houses in nice move-in condition.

Easy to make updates and reprint to put in nice 3 ring binder.Many people are not logged into Vrbo besides person making reservation and appreciate being able to easy get information.

Many folks don't drink and might be annoyed, in recovery etc.We do put out a nice welcome basket with some drinks and snacks.

They usually do not have these figured out, I mean sure, everyone wants to 'make money', or ' own 10 properties in 3 years', or (my favorite) 'replace their W2 job in 5 years'.....but they have not thought any further than those basic (and misguided) goals.

Ben Russell has done an excellent job of covering differences in the lease.

The potential liability from having someone do a job they are not licensed to do far outweighs the cost-benefit.
