@Isla Arshad - Pets are a risk, but when there are more dogs living in houses than children under the age of 18, you will be isolating yourself from a large pool of potential renters if you say no to pets.

If not I suggest focusing on more central cities, my main struggle was finding contractors in the area because it is kind of an isolated city, little rock has much more contractors and it will be easier to build a team.Also I had an issue that it is not so accessible, 1 hour drive away from an airport and etc.If you know people in the area and well connected I will totally go for it, if you are out of state and don’t have any connections (like me) I would stay away, there is a local RE meeting happening there as-well I would recommend joining.

If it's a small town that is a bedroom community for a much bigger town within 30 minutes that might not be too bad, but if it's isolated be careful.

Give me Johns Creek, give me Woodstock GA, etc. that are growing like crazy with phenomenal median income and population levels.If I have to take the 6 to 7 cap I want it in a very strong MSA suburban market and not something isolated on the fringes of a state.I know little to nothing about Columbus GA but I do not see it stacking up toe to toe with many other parts of GA especially for low cap rates.I just can't be sold on small development pockets for low cap rates.

@John Spurlock  as much as we would like to think LLC isolates the owner from liability that simply is not the case.. if its bad enough to get sued.. your going to get sued personally right along with your LLC.. and you may be right but you will spend thousands on motions in limini ...LLC's are great for many reasons and I have a bunch of them.. but its all with different partners.. but in a single member LLC its easily pierced.
