My Client has following Situation: 1099 Worker; Same Profession the last 8 Years2023 1099 Gross income $87,0002022 1099 Gross Income $134,000 Looking to buy a Condo, SF, or Multi-Fam, and rent out spare rooms & Apartments in the House. 

My main concern is the interest rates being so high now as to whether what I'm hoping to achieve is really even possible. 

Underwriting is highly overrated by new investors.

As with PCS their tax company is highly unresponsive, I filed over a month ago with no response, until I reached out for an update and they then requested more info from me.

Other advice, especially that pertaining to tax benefits, is also highly appreciated!

That said, I’d still highly recommend Hospitable to others.

Northern New Jersey has very little land, therefore the price to buy land is too high unless you somehow get it at a great price.

Jobs are always a good indicator of growth areas especially good high paying jobs.

Historically this property has cashflowed, but not yielding an annual amount that's really making a high impact towards overall business growth ~12k per year.

I have personally purchased large apartment complexes from REITs and know how poorly some of them manage their properties.
