We are in a "fractional reserve banking" system, why not take advantage of it?

I fund the entire loan myself, no fractional.  

In other words, by not allowing a credit of the option price paid and increasing the purchase price you make it more difficult for a tenant-buyer to purchase, making it more difficult is predatory dealing.On the other transaction mentioned prior to this post, fractional interest, congrats, but had your attorney been more up on tenants in common with a TIC Agreement that is not made of public record, you could have taken 49% and still taken the cash flow or all net revenue, just simpler without involving the lender.

Can you do fractionalized interests like we do in CA.. on HML's ?

@Chad Urbshott We provide "complimentary" Internet in our Student rentals (we use the Internet connection for building monitoring, but only require a fraction of the bandwidth).  

Nationwide, new commercial real estate construction is at a fraction of normal levels.

They changed hands again, this time at a very small fraction of what I had sold them for.

Same price as our multis, but new instead of a century old and a fraction the sinks, toilets, heating systems etc.  

A lot of the forms that you buy can also be purchased through your local REI group at a fraction of the cost.
