need to know the purchase price you're looking at 1st.stay away from warrenties; waste of $.be careful when considering you'll profit $1000/month. there are vacancies, nonpayment from renters, evictions, tenants trashing the place, paying for the water bill (if you're responsible, which is often the case when only 1 meter on a multi unit), village permits/licenses, attorney's fees (with your $, you want to start an LLC to protect yourself from a lawsuit). look up on here the 2%/50% rule & do your research. great tool to start.but you're in the driver's seat right now for buying rentals. better COC return than most other investments, if you know what you're doing & get lucky.

None of them are doing well in RE and it is easy to verify how many deals they actually have sold or listed.That all said, the actual flip shows are just as fictional, though flip men seem to have a bit more accuracy on some numbers, but lots of the "issues" are dramatized and fictionalized for TV.

not sure in your state but here, around $2500 + if there's a village transfer fee (a "welcome to my town" BS tax) which is a % of your purchase price.

You really gotta know what your doing especially your rehab costs/village ordinances/holding costs (including how long to hold it before you find a renter)/refi costs; closing costs & what it may appraise for (a real estate agent can help you with this).It's a big man's (& woman's) game but you can do it with a ton of education; stick on to here; they will help you more than the book.
