I believe that Self-Storage is the niche for me, more so, investing in a Class B or C property with a distressed/motivated seller.. 

Typically I can get anywhere from 50-200 for storage on having an extra garage spot or barn.

The kitchen isn't so bad but I'm wondering what kind of increase in rent do you think I can get if I updated this one and a half bathrooms with a simple white subway tile to replace the pink and new vanities with storage?

Updated kitchen, plumbing, electrical.Additional building: barn can be used for storage with possible upgrade at a later date.

I am interested in learning about and getting into real estate investing with a short-term goal of owning/leasing either SFH or small multi family properties to learn the fundamentals and a long-term goal of pivoting into larger scale investments in multi-family/student housing, self-storage, and MHP.

So my husband and I are going back and forth on this... one of our tenants uses her front porch area as storage.

I've now analyzed dozens of deals and all of them have been big fat negatives.

Now a secret storage space a few inches deep the entire width of a wall can certainly exist unknown.

I need a storage option so I have these materials for when tenants move out and I need to make repairs.

The negative cashflow incurred would be offset some by the large garage allowing me to cancel my storage unit being used for vehicle and trailer parking.
