I keep an eye on the forecast and warn guests about inbound weather, even offering that they can come a day early if the house is available. 

I've had my eye on real estate investing for about a year now, particularly interested in starting with house hacking.

Seems that way in the business of Land Flipping...which is a red flag in my eyes...maybe it's not a part of the real estate sector I need to get into. 

Just catching up on this thread,  I agree with @Nathan Gesner,  It migh be best to pass on this one.  

This is not to say you can expect an Agent to catch everything and we are by no means inspectors or contractors, but anyone helping you purchase a rental property should have a basic understanding of rental standards to put out a good product that will attract a good tenant. - Lastly, if you are looking at real estate as a long term buy and hold strategy, you have to look beyond just cash flow.

I use my eyes.

In my eyes this is a necessity especially because you will be living right next door. 

I'm not sure why your lease would state they have 6 months to catch up (unless that is due to local laws), that's asking for trouble.
