Unfortunately, if you have an Actual Cash Value (ACV) policy or ACV roof endorsement, you would only receive the depreciated payment.  

@Justin Golden given you are living in the property, you need to insure the building with a Homeowners policy that has a STR endorsement for the other unit. 

The title insurance company is requiring a Home Equity T-42 rider and T42.1 endorsement.

Unless things have change radically since I retired in 2019, there is no endorsement available to "tie in" (I'm not sure what that means) a HELOC lender and make it an insured under an existing owner's policy.

Even if the compay will continue coverage on the Condominium form, they may have to add an endorsement to it.
