Excellent point on the IRR, I haven’t built my spreadsheet out to accurately calculate that yet but I know it’s pretty high for the SoCal properties.

I'm sure the answer is "it depends" but in general, do people that operate medium-term rentals tend to find a better response from a unit that looks pretty or a unit that might have some more perks while someone is there for a short time?

We have a huge influx of people buying in NH at the moment, obviously mostly short-term COVID-related, however I do feel this will be pretty sustained, now that so many people are questioning city life and have realized it IS possible to work from home, so why not do so in an incredibly beautiful place with hardly any crime and tons of outdoor activities?

We have some pretty excellent locations to do house hacking here and as others have said Airbnb, this way, you can always make profit, even when you are not here.
