Many will disagree with me on this, but I have personally originated several loans underwritten with Fannie Mae for conventional financing and accomplished the financing when there are 4 leases for a 4 bedroom SFR. 

The more imminent needs are the electrical, plumbing, roof and upgrade to double pane windows, most of which will be pretty dusty if there are humans living in the space.

We have mostly have 1 and 2 bedroom apartment. 

So, if evenly split between buyer and seller that is 1.85% to each side almost double the norm.

Already a co-owner of  single family home with shared common space and bedrooms rented to individuals.  

I’m looking at two properties about the same price, both around $360k.prop 1: new construction townhouse, HOA of $100, private outdoor patio, 1060 sf, 2 bedroom + 2.5 baths.

And your appreciation compounds so 3 to 5% today on 600k is X but 3 to 5% in 10 years might be double. 

Having them join me in the house hack isn’t an option, as I can’t afford a place with enough bedrooms in a single unit in the areas I want to live.
