So for the future, just keep this in mind if your goal is to buy dilapidated properties to fix up, typical "cookie cutter" loans just won't work most of the time, unless you qualify for a rehab loan.  

Do you use a laminate cutter?

I am also a RE Broker of 23 years and suffer from the bias of home buyers in our area always wanting the cookie cutter 3br/2ba.

It's a lot easier to sell an FSBO when it's more of a cookie cutter house. 

It's a 1950's cookie cutter neighborhood where every home is the same (936sqft 3/1) homes in decent shape sell for 104k to 110k.

I have been using Quicken's Rental Property Manager since my 4 properties are basically pass through but its not the ideal because you have to rig it up a little depending on if you are using invoices and with the use of tags you can differentiate between properties.

Are you going to be working on a oil rig in the gulf?  

I know that we are becoming a nation of cord-cutters but I'm not ready to bank that we'll fill the whole property with people who only watch TV on the internet. 

I would buy a cheap wet saw since you don't have the experience for a straight cutter or grinder.
