A couple of things: - If you put more cash down, perhaps there are opportunities on the debt side that emerge - can you find assumable debt? 

A couple of issues, I find a lot of "new" coaches haven't ironed out the wrinkles in their program and are haphazardly putting it together as they go along, which opens the door for a lot of wasted time.
