The question we need to contemplate is whether congressmen are dim bulbs (many are) or visionaries (damned few are).

I've contemplated single family home renting and duplex/triplex while living in the other half (house hacking).

If we pause to contemplate that, hopefully it makes a little sense.  

I was at one time contemplating a flat "cleaning fee" and a "advertising fee" on early termination but my attorney advised against it because the statue clearly state it's an early termination fee or damages. 

I'm contemplating discontinuing my contribution to invest those monies in RE, however, I hate the idea of losing "free money" (my employers match).

So even if the Rate moves up dramatically, and we have seen it in the 80s where we had double digit rates, this will definitely put a strain on anyone with Variable Rates versus fixed.What I have been contemplating is that most newbie Investors maybe using Variable Rates to increase the Cashflow versus fixed Rate mortgages.

While still stuck in my own way and contemplating my next move; my first opportunity may have just landed right in my lap.  

I'd highly recommend working through your first deal on a multi-family of any size with a mentor who has real experience in the type of property you're contemplating investing in.
