From our long conversations about investing, I remember two things; whatever the life expectancy is of the products you use on your houses in Vegas, reduce it by half. 30 year roof = 15 years. 10 year condenser = 5.

Not to mention a completely condensing attitude toward his biological father, who while not a particularly savvy investor, did manage to afford him a pretty well-off upbringing that may have influenced his ability  to take the risks that he did in his own life. 

I had to do all the rinse parts slowly as my condensation pan and line could only handle a trickle. 

Consider the profit and loss: Mortgage interest, taxes and insurance, updates, upgrades, roofs, HVAC, condenser, etc., on the expense side, and monthly appreciation on the other side just barely keeping up with inflation.

just my observation.. some cities are simply worse than others.. one main thing I always look at is bar's on windows and caged condenser units.. that's an indication at least of petty theft.. but stolen condenser that will cost you a few bucks when and if that happens.

She's not very well off, so as a favor, I asked my PM to send her AC person over for a quote which ended up $1700 (condenser).

All thats left of the mini rehab is paint, flooring, mini blinds, and AC condenser.

I have to replace the copper pipe thats a foot or so long going to the hot water tank, and replace the small copper pipe on the HVAC unit that goes from condenser.

She's doing the sales person course and she said she likes the condensed course, so she can take the exam more quickly. 

Too, if the unit ever gets low on refrigerant, the lines will condense water and drip, possibly causing mildew/mold.If you do add central AC to a Class C unit, the value of the property won't increase and you likely won't get much, if any, added rent.
