Somehow all of the money being poured into a 6x6 block radius 1.5 miles from central downtown has been somewhat overlooked recently.

We've looked at recent comps, and two houses on the same block with similar layouts and square footage sold at $62/ft. and $63/ft. each within the past couple of weeks. 

Show maps of where the property sits and point out that it's not on such and such block, hence the reason why it's less valuable than if it's on another block, etc. 

After several visits the existing drain was found to be blocked and backing up tripping a float switch.

Hello AllI have concrete issue at hand. 

Hi guysI'm new to real estate investing and I was considering applying the 50% rule to my deal analysis prior to asking my real estate agents for actuals.I'm assuming this will help build credibility with them and allow for more concrete inquiries rather than constantly asking them for information on deals that may never get done.What are you guys thoughts?

The landscaping needed work too, I removed scraggly and overgrown bushes/trees, put in two block walls, a patio privacy fence, lots of work on the grass.  

Once the site is ready, a structure can literally be put up in a little over the time it takes the concrete to cure.Anyway, any experiences with new construction would be helpful.Thanx in advance...
