I remember when the market collapsed in 2008, for awhile Charlotte, NC did not have as much volatility as other markets in terms of drop in property value...wonder how that market is now.

Then it began to change at some point years in, to a no worries approach, and even a firm acceptance and confidence that I had a very strong product and, barring an local economic collapse, I will have far more qualified applicants than units every time...Plus, I now look forward to getting in to survey and improve units, hardening them, and a chance to do the painting, deep cleaning, and into all the nooks and crannies, and wear points, with no people, pets, permission.

If you have dependents then I wouldn't add any risk by mixing personal and business assets, debts, or equities.Since most investors are the fulcrum of their business and investments, what they are building can collapse after they pass.

What did cause pain was a fire in 2013 - - circumstances beyond control - - but even then the MFU saved the day and was net positive all the while.btw: my fixed expenses are 30% and no where near the inflated $5k example shown.When I bought, I determined the fixed breakeven point as 70% occupancy and never suffered anything near that.When the UK exits the EU, Greece & Turkey collapse, THEN we will see issues hard to deal with.
